Sinhagad Road property rates in 2026, and why every site gives a different number
Four websites quote four rates for the same road, and the highest is nearly double the lowest. Here is what is actually being measured, and the one figure that is not an estimate.

Search for property rates on Sinhagad Road and you get four numbers from four websites. Roughly ₹6,600 a square foot from one. About ₹7,400 from another. A range of ₹7,500 to ₹9,500 from a third. And ₹13,000 from a fourth.
The highest is close to double the lowest. They are all describing the same road, in the same month, and none of them is lying.
What is actually going on
Three things, and they compound.
1. The road is fifteen kilometres long
Sinhagad Road runs from Swargate out to Khadakwasla. The city end is old, dense, walkable and expensive. The far end is greener, further out and considerably cheaper. A single average across all of it is arithmetic rather than information.
A project near Dandekar Pul and a project near Nanded City both sit honestly on Sinhagad Road. They are not in the same market.
2. Each portal averages a different pile of listings
A portal rate is computed from whatever that portal happens to hold this month. A site with a lot of premium high-rise stock returns a high number. A site with a lot of older resale returns a low one. Neither is a survey.
3. Carpet, built-up and saleable get mixed together
A rate quoted on carpet area and the same flat quoted on saleable area differ by roughly a third, on the same money. If a page does not say which basis it is using, the number cannot be compared with anything.

The one number that is not an estimate
The ready reckoner rate, also called the Annual Statement of Rates, is set by the Inspector General of Registration and revised each April. It is the minimum value stamp duty is charged on for a given location.
For the financial year 2025-26 Maharashtra raised these rates by about 3.39 per cent on average, the first increase in two years, with Pune Municipal Corporation areas up around 4.2 per cent.
What none of this tells you about Skydove
No price has been announced for Venkatesh Skydove. Not by the developer, not by any listing site, not by us.
It would be easy to take the corridor rate, multiply it by a plausible area and publish the result as a price band. Several sites do exactly that. We do not, because a number produced that way is a guess wearing a decimal point, and a buyer who plans around it is planning around our arithmetic rather than the developer’s pricing.

How to use rates properly
Pick a stretch of the road, not the road. Compare within about two kilometres.
Insist on knowing the basis. Carpet or saleable, and get it in writing.
Check the ready reckoner rate for that specific locality as a sanity floor.
Look at registered transaction values rather than asking prices where you can. What people paid beats what people are asking.
Compare the all-inclusive figure, not the headline. Stamp duty, registration, GST, floor-rise, parking and the corpus turn one number into another.
Do that and the four websites stop contradicting each other, because you have stopped asking them the wrong question.
