Demand that lives upstairs
A shop at the base of this scheme has 1,050 households above it before a single passer-by is counted. Most high street retail spends its first three years buying a customer base. This kind opens with one, which is the single biggest difference between mixed-use retail and a standalone unit.
A corridor that improved twice in two years
Pune’s longest double flyover opened along Sinhagad Road in September 2025, taking six signals out of the worst stretch and carrying roughly 1.5 lakh vehicles a day. Metro Line 4 was sanctioned in November 2025 with six of its stations on this road. Retail follows footfall, and footfall follows access.
Two footfall patterns on one frontage
Offices fill the site through the working day and empty at night. Homes do the reverse. A frontage serving both is busy across more of the day than one serving either alone, which is what separates a unit that supports a café from one that only supports a chemist.
Pre-launch entry, before the portals
Commercial allocations and the first price list reach registered enquirers ahead of the listing sites. That window is the whole reason to be looking at a project at this stage rather than at launch, and it is the one advantage that disappears permanently once the launch happens.
A developer you can go and inspect
Venkatesh Buildcon has been building in Pune since 2000 and has two other projects on this same road, Skydale and Skylife. Their portfolio includes delivered commercial. On a project with no show unit, a builder whose finished work you can walk into is a materially better proposition than one described in a brochure.
Scale that supports a real tenant mix
A twelve-shop parade attached to a hundred flats usually has four vacancies inside three years. Attached to a thousand homes with offices alongside, the catchment supports a grocery, a chemist, a clinic, a salon and food, which is a tenant mix rather than a gamble on one anchor.

What to establish before you commit capital
- 1Is the commercial component a separate legal entity from the residential society, with its own maintenance account? This decides who you argue with for the next twenty years.
- 2Do the shops and offices have their own entrance, lift core, parking and service yard, or are they shared with the residential towers?
- 3What use is permitted and what is prohibited? Food and beverage is the one that gets contested, and it is the one that pays the best rent.
- 4Which units face the road and which face inward? Frontage is most of the value in retail, and the difference between two units of identical area can be substantial.
- 5Does the developer retain units to lease rather than sell? A landlord inside the same scheme is a permanent competitor for your tenant.
- 6What is the maintenance basis for commercial, and is it charged at the same rate as residential?
