Sinhagad Road, Katraj or Kothrud: the south-west Pune shortlist

Three addresses that end up on the same shortlist, and the trade each one actually asks you to make. No prices, because this project has not published one.

Sinhagad Road, Katraj and Kothrud compared across four characteristics

Nobody shortlists Sinhagad Road on its own. It comes up alongside Katraj and Ambegaon on one side, and Kothrud and Karve Road on the other, and the three get compared on price when they should be compared on what they ask you to give up.

Kothrud and Karve Road

The most established of the three by a distance. Metro running today on Line 3 through Vanaz, every kind of school, and a high street that has been a high street for forty years.

Two problems. It is the dearest of the three, and there is very little new stock. What comes up is mostly redevelopment on small plots, which means small schemes, limited amenity and no podium.

If you want a large gated development with a clubhouse and a pool, Kothrud will mostly not have one for you at any price.

Katraj and Ambegaon

Cheaper, and it sits on the Mumbai to Bengaluru highway, which is the right side of the city for anyone driving south or towards Bengaluru regularly.

The trade is social infrastructure. It is thinner than either of the other two, and more of it is recent. It is also a genuinely hilly area, which is pleasant and which makes some internal roads harder work than a map suggests.

Sinhagad Road

The middle option, and the one whose case has changed most in the last two years.

  • Social infrastructure that arrived before the towers, covered in the piece on the college corridor.
  • A 2.6 km double flyover open since September 2025, which removed six signals from the worst stretch.
  • Six sanctioned metro stations on Line 4, approved November 2025, plus the Line 4A spur reaching Manik Baug.
  • Mid-market pricing, and enough land parcels left for large schemes with real amenity.

The trade here is employment distance. Sinhagad Road is a long way from Hinjawadi and a long way from Kharadi, and the rail that would soften that is sanctioned rather than running.

The way to actually choose

Not by reading a comparison. By running the same four tests on each shortlisted address.

  1. Drive your real commute, at your real hour, in both directions, twice.
  2. Visit the school you would actually use and talk to a parent at the gate.
  3. Walk into an occupied society of similar size nearby and ask a resident about water, parking and how the builder handled the handover.
  4. Check what is planned on the neighbouring plots. An open view today is somebody else’s development site.

Four hours of that beats four weeks of reading. It is also the only comparison that reflects your household rather than an average one.

The short version

Kothrud if you want established and will pay for it and do not need a large scheme. Katraj if the highway is your road and price is the binding constraint. Sinhagad Road if you want proven social infrastructure with new-build stock, and the sanctioned metro is a horizon you are comfortable waiting on.

A 2.6 km double flyover opened on Sinhagad Road in September 2025. Six signals became none, and a thirty-minute crawl became five minutes. It is the biggest thing to happen to this road in a decade.
